This project for Bramble Estates and Optivo (introduced to us by SHW) for 47 houses and flats was a challenge from the start, although it already had a planning consent the scheme was not workable due to a fire-escape and subsequent right of way from the neighbouring site which was missed in the consented scheme along with an existing substation on site which was also missed without any idea of ownership. The substation was so overgrown, even having its own resident fox, we thought it was disused, however it turned out to be in the ownership of UKPN whose lease had lapsed on the site but UKPN insisted it was still in use. A new design had to be completed with all these aspects thought about but still trying to provide a similar number of units and hitting the vendors aspirations in terms of price. We submitted revised plans which achieved via a s73 application which Croydon planners approved in the allotted time frame along with the revised s106. We are pleased to say that this in now under way with our contractors DCB (Kent) Ltd.
